FAQs

  • Rents are paid directly by Amber Housing.
  • Rent is paid regardless of occupancy.
  • Rent increases by inflation each year.
  • Leases normally run five to ten years with the majority renewed after this period.
  • Amber Housing normally manages all incoming repairs and maintenance but we can also operate an agreement where some repairs are retained by the landlord/owner/investor.
  • Tenants are provided with a high level of support to ensure that they adhere to the terms of their tenancy agreement.
  • Amber Housing will ensure that the property is returned in same condition it was at the start of the tenancy, fair wear and tear excluded.

Once we have viewed the property we will work with care organisations and local authorities to ensure all stakeholders want to proceed. Once this is agreed we will enter into a lease.

Most leases we enter into run for a minimum period of five years with renewal options included but longer or shorter leases can be arranged depending on your own requirements.

In many cases no adaption is required, it generally depends on the local authority need and the customers who will be living there. Sometimes further work will be required to ensure it is safe for the client group, particularly around ceilings and doors in order to maximise fire safety but this will be explored as part of the discussions about your property.

This depends on the local authority area and the number of people who will be living there. If a license is required, Amber Housing will obtain one.

There are many reasons why we might decide not to proceed with a property, a few examples are below:

  • Rent levels are not affordable to the Local Authority.
  • There is an oversupply or a lack of demand in this location.
  • Stakeholders such as the care provider or Local Authority do not support the opportunity.
  • The property, rooms and communal spaces are too small.
